Notice of Public Hearing

Please take notice that the Zoning Board of Appeals of the Incorporated Village of West Hampton Dunes will conduct a public hearing on Saturday, December 1, 2018 at 10:00 a.m. at 906 Dune Road, West Hampton Dunes, New York regarding the following variance application. This is a continuation of the public hearing from November 3, 2018.

Variances Requested (application is to subdivide a nonconforming lot into two nonconforming lots both of which will require the following relief):

Section 560-8 and 18 and Chapter 560 Attachment 2;
Lot Area Variance of 35,000 square feet where 40,000 square feet is required and the applicant is proposing a Lot 1 and a Lot 2, both of which will have only 5,000 square feet in area.

Section 560-8 and Chapter 560 Attachment 2;
Front yard setback variance for the main building of 20 feet where a front yard setback for the main building of 60 feet is required and the applicant proposes a front yard setback for the main building on both lots of 40 feet.

Section 560-21(F);
Front yard setback variance of 6 feet for the access stairs in front of the main structure where a front yard setback of 60 feet is required, and Section 560-21(F) allows a 10 foot encroachment and the applicant proposes a front yard setback for the access stairs in front of the main structure of 44 feet.

Section 560-8 and Section 560-41(D)(2);
Rear yard setback variance for the main structure of 10 feet where Sections 560-8 and Section 560-41(D)(2) provide for a minimum rear yard setback of 30 feet and the applicant proposes a rear yard setback of 20 feet.

Section 560-19 and Chapter 560 Attachment 2;
Lot coverage variance of .8% where the maximum lot coverage is 20% and the applicant proposes lot coverage of 20.8%.

Pyramid Law;
Proposed structures will encroach on the required pyramid limitations.
