PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Incorporated Village of West Hampton Dunes will conduct a public meeting and public hearings on Saturday, June 29, 2024 at 10:00 a.m. at 914 Dune Road, West Hampton Dunes, New York (virtual attendance link to be provided on Village of West Hampton Dunes website or by contacting Village of West Hampton Dunes (631) 288-6571 or clerk@whdunes.org), regarding the variances required for the following applications.

Application #1
Owner: Laura Fabrizio
Address: 772 Dune Road

Application for Subdivision to create two nonconforming buildable lots from one building lot with relief from Section 560-B Dimensional Regulations as follows:

Proposed Lot 1:
1. Lot area variance of 24,890 square feet where the required lot area is 40,000 square feet and the applicant proposes a Lot 1 area of 15,110 square feet.
2. Lot width variance of 94 feet where the required lot width is 150 feet and the applicant proposes a Lot 1 lot width of 56 feet.
3. Side yard variance (for both primary and accessory) of 18.1 feet where the required side yard is 20 feet, and the applicant proposes a side yard of 1.9 feet.
4. Total side yard variance of 46 feet where the total required side yard is 60 feet and the applicant proposes a total side yard of 14 feet.

3. Flag pole lot width at street variance of 6 feet where the required width at street is 20 feet and the applicant proposes a lot width at street of 14 feet.
4. Total side yard variance of 32 feet where the total required side yard is 60 feet and the applicant proposes a total side yard of 28 feet.
5. Minimum side yard relief of 6 feet where the minimum required side yard is 20 feet and the applicant proposes a minimum side yard of 14 feet.

Application for relief for the construction of a dwelling and accessory structure:

Dwelling:
1. Lot coverage variance of .9% or 135 square feet where 20% is permitted and 20.9% proposed.
2. Front yard setback variance of 11.25 feet, 60’ required, 48.75’ proposed on Dune Road side.
3. Front yard setback variance of 16.58 feet, where 60’ is required and 43.42 is proposed on the Cove Lane side.

Accessory Structure:
1. Front yard setback variance of 2.7 feet where 70 feet is required and 57.3 feet is proposed on the Cove Lane side.

4. Rear yard setback variance of 2,33 feet where 20 feet is required and 17.67 feet is proposed.
