PLEASE TAKE NOTICE that the Zoning Board of Appeals of the Incorporated Village of West Hampton Dunes will conduct a public meeting and public hearings on the following applications on Saturday, April 20, 2024, at 9:00 a.m. at 914 Dune Road, West Hampton Dunes, New York (virtual link to be provided on Village of West Hampton Dunes website or by contacting Village of West Hampton Dunes (631) 288-6571 or clerk@whdunes.org), regarding the variances requested in the following applications.

Application for Subdivision to create two nonconforming buildable lots from one building lot as follows:

Proposed Lot 1:

Lot area variance of 19,600 square feet where the required lot area is 40,000 square feet and the applicant proposes a Lot 1 area of 20,400 square feet.
Lot width variance of 90 feet where the required lot width is 150 feet and the applicant proposes a Lot 1 lot width of 60 feet.
Side yard variance of 14.1 feet where the required side yard is 20 feet and the applicant proposes a side yard of 5.9 feet.
Side yard variance of 7.9 feet where the required side year is 20 feet and the applicant proposes a side yard of 12.1 feet.
Total side yard variance of 42 feet where the total required side yard is 60 feet and the applicant proposes a total side yard of 18 feet.

Proposed Lot 2:

Lot are variance of 27,570 square feet where the required lot area is 40,000 square feet and the applicant proposes a Lot 2 area of 12,430 square feet.
Lot width variance of 80 feet where the required lot width is 150 feet and the applicant proposes a lot width of 70 feet.
Flag pole lot width at street variance of 10 feet where the required lot width at street is 20 feet and the applicant proposes a lot width at street of 10 feet.
Maximum lot coverage variance of 5.4% where the maximum lot coverage is 20% and the applicant proposes a lot coverage of 25.4%.

Such other matters as may properly come before the Zoning Board of Appeals.

Application to merge two existing lots and then subdivide the merged lot into three buildable lots requiring lot width variances, and variances of the minimum total side yards and minimum individual side yards for each of the three proposed lots as follows:

Proposed Lot A

Variance 1. Lot width variance of 70.68 feet where a lot with of 150 feet is required and the applicants propose a lot width of 79.32 feet lot width.
Variance 2. Total side yards variance of 28 feet where total side yards of 60 feet is required and the applicants propose total side yards of 32 feet.
Variance 3. Minimum side yard variance of 7 feet for the west side setback of Lot A where a minimum side yard setback of 20 feet is required and the applicants propose a side yard setback of 13 feet.
Variance 4. Minimum side yard setback variance of 1 foot for the east side setback of Lot A where a minimum side yard of 20 feet is required and the applicants propose a side yard of 19 feet.

Variance 1. Lot width variance of 70.67 feet where a lot with of 150 feet is required and the applicants propose a lot width of 79.33 feet.
Variance 2. Total side yards variance of 28 feet where total side yards of 60 feet is required and the applicants propose total side yards of 32 feet.
Variance 3. Minimum side yard setback variance of 4 feet for the east side setback and variance of 4 feet for the west side setback of Lot B where a minimum side yard of 20 feet is required and the applicants propose a side yard of 16 feet on the east side and 16 feet on the west side of Lot B.

Proposed Lot C

Variance 1. Lot width variance of 70.67 feet where a lot with of 150 feet is required and the applicants propose a lot width of 79.33 feet.
Variance 2. Total side yard variance of 28 feet where total side yards of 60 feet is required and the applicants propose total side yards for Lot C of 32 feet.
Variance 3. Minimum side yard variance of 7 feet for the east side set back of Lot C where a minimum side yard setback of 20 feet is required and the applicants propose a side yard setback of 13 feet.
Variance 4. Minimum side yard variance of 1 foot for the west side set back of Lot C where a minimum side yard of 20 feet is required and the applicants propose a side yard setback of 19 feet.
